Rancho El Cajon San Diego Real Estate History

 

Started out as a 48,700-acre Mexican land grant in 1845. “El Cajon” means “the box” in Spanish as it appears as a boxed-in valley between hills.

The land grant included present-day Bostonia, El Cajon, Lakeside, Santee, and eastern section of La Mesa.  

Following the victory in the Mexican-American War, the Treaty of Guadalupe Hidalgo in 1848 guaranteed to honor all land prior grants.  Thomas Sutherland filed a claim for Rancho El Cajon in 1852 with the federal Public Land Commission.

In 1886, thousands of people arrived in San Diego every month by ship and train. The El Cajon Valley Company created a town site. The erection of the Corona Hotel allowed new arrivals to climb its observation tower to select from available parcels to buy through auctions.

Thus, Rancho El Cajon began its development into a thriving community.

Median home sales prices increased by 5.4% over the past year. The price per square foot also rose at the same time from $319 to $320.

All properties sold between March 20 to June 19, 2019, averaged $510,000 (up by 5.4% from 2018).

During the same period a:

  • Two bedroom home averaged $322,500 (up 4% from 2018);
